Management of the Estate

The Committee would like to let you know that due to the lack of offers of voluntary help on the committee over the last two AGMs and as covered at both meetings, it was discussed by the Committee about how to provide the service that all us owners expect on maintenance, repairs, gardening, legal issues, bill paying such as water, drainage and electricity not to mention the more costly exercises such as replacing fencing, wooden parking posts, upkeep of roads, clearing dumped rubbish and a lot more. 

Until now the Committee has been juggling volunteering to help with all these issues in their own time on top of working full time themselves and looking after their families. This is something that takes some considerable time each to help make the estate as good as it is.

Due to the many complaints from some owners that issues were not being addressed soon enough and in the interest of providing what people want more efficiently, the Committee voted and unanimously agreed to employ a management company for a cost-effective and more efficient service which also includes professional and legal knowledge and in the long run will save money for the owners by not having to pay for legal advice etc.

We went out to several companies and made the final decision based on cost, experience, reviews and included services and we believe that we will also soon reap the benefits of our beautiful estate, and have more funds left over at year-end to add to the sinking fund which can then be used for any major improvements.

The cost for this service works out to an approximate additional £2 per week per household which is around £100 per year. This may sound a lot but when you break down what you will receive and benefit from going forward we as your committee feel you will be pleased. Many estates like ours have fees that are considerably higher per year so an average £300 a year per property total fee for service & maintenance is extremely good value.

We hope you will all come to realise in a short time that this decision was not taken lightly or without careful consideration - after all, we are all owners too and also have to pay. 

We would also like to reassure you that the current Committee is staying on and any spending proposed by KTS or any issues that may affect us all will come through us first - KTS will not be doing anything we are not agreeable to. 

We would also like to quash all rumours that our wonderful gardener Gerald is losing his job. This is most certainly NOT the case and Gerald will continue in his position as gardener and handyman as he does now. We would appreciate no one spreading such rumours as it has been very upsetting to Gerald and us.

We hope this further letter helps to put minds at rest and to stop any more rumours or unfounded remarks going forward.
